Belize welcomes vacation-rental investment, but it takes accommodation regulation seriously. Before you list on Airbnb or VRBO, it is worth understanding the framework you are operating within so you stay compliant and avoid costly penalties.

The governing law

Short-term rentals fall under the Hotels and Tourist Accommodation Act, Chapter 285 of the Laws of Belize. Under this Act, any property rented to tourists must be registered and licensed by the Belize Tourism Board and must meet defined tourism-industry quality standards.

Mandatory licensing

You must obtain a tourist accommodation license before advertising your property. The license process verifies that your property meets minimum safety and sanitation standards through inspections by the fire service and health authorities.

The 9% accommodation tax

Licensed hosts must collect a 9% hotel accommodation tax from each guest and remit it to the government monthly. Accurate record-keeping is essential, as this is a legal obligation tied to your license.

Local trade licenses

If your rental is within a municipality such as San Pedro or Placencia Village, you also need a local trade license. In San Pedro in particular there can be a catch-22: a trade license is needed to apply for the BTB license, but the trade license itself can be harder to obtain if you are not yet a permanent resident.
