Terms of Service

By accessing our website or engaging MD Elite Property Services for consulting services, you agree to be bound by these Terms of Service. If you do not agree, please do not use our website or services.

MD Elite Property Services provides consulting and document assistance services to help property owners obtain accommodation licenses in Belize, including assistance with BTB, CBA, DOE, Fire Department, MOH, and BCCAR requirements.

We are consultants — we prepare, coordinate, and facilitate your applications. We do not guarantee the outcome of any government approval process, as final decisions rest solely with the relevant Belizean government agencies.

You agree to:

• Provide accurate and complete information required for your licensing applications.
• Notify us promptly of any changes to your property, ownership, or circumstances that may affect your application.
• Make your property accessible for any required government inspections.
• Pay any applicable government fees, agency fees, or third-party costs associated with your applications (separate from our consulting fees).

Our consulting fees are agreed upon before work begins. A quote will be provided based on the services required and the specific circumstances of your property. Fees are subject to change with notice before engagement.

Government fees, agency fees, and third-party costs (such as the BZ$500 DOE application fee) are separate from and in addition to our consulting fees.

First-time clients are eligible for an 8% discount on our consulting fees, applied at the time of invoicing.

We provide estimated timelines based on typical government processing times. These are estimates only. We are not responsible for delays caused by government agencies, incomplete documentation on your part, or circumstances outside our control.

MD Elite Property Services shall not be liable for any indirect, incidental, or consequential damages arising from the use of our services, including but not limited to: delays in government approvals, changes in government regulations, or loss of business opportunity.

Our total liability to you for any claim arising from our services shall not exceed the amount paid by you for the specific service giving rise to the claim.

We treat all client information with strict confidentiality. We will not disclose your information to third parties except as necessary to complete your licensing applications or as required by law. See our Privacy Policy for full details.

These Terms of Service are governed by the laws of Belize. Any disputes arising from these terms or our services shall be subject to the jurisdiction of the courts of Belize.

We reserve the right to update these Terms of Service at any time. Changes will be posted on this page with an updated "Last updated" date. Continued use of our services after changes constitutes acceptance of the revised terms.
